I have been working with Building Officials Scott Lenhart and Eric Pendley of Independence Township to resolve some of their concerns about the construction of this house. One of the items that need to be addressed is the proper soil compaction and the use of vapor barrier in the Basement and for the Garage slab. When I come across such after the fact situations, I personally visit the site, conduct a field inspection, interview the people who did the work, talk to the people who supplied the materials, review their practices and documentation, perform whatever confirmatory tests I believe are necessary. Based on my investigation, for the Basement slab and the Garage slab, the base was free of any organic matter well compacted soil -- then nominally 4" of pea gravel was placed on top of that, a nominally 6 mil thickness vapor barrier was placed on top of that, then nominally 2" thick foam boards, and then welded wire fabric, then radiant heat tubing was installed before placing nominally 4" thick 3000 psi concrete for the slab.
