Fix-For-Water-Leak-In-Basement-Leads-To-Repair-Of-FirePlace-Cap-And-Flashing-ParR1-102

The home owner had detected a small water leak in the basement close to the fireplace chase. The basement is of poured concrete walls and the in-leakage from the tie holes had been taken care of earlier by polyurethane injection. The small amount of water leaking into the basement by the fireplace chase had remained a persistent problem.

An inspection from both inside and outside of the house led us to fixing the chimney cap, roof flashing around the fireplace masonry, repairing weathered and worne out mortar joints, replacing a small damaged wall panel next to fireplace masonry just below the roof level.

The water leakage has practically stopped but we are going to continue to monitor the situation. And there is one more thing we want to do -- repitch part of the roof near the fire place and possibly also install a deflector so that the water running down the roof and hitting the fireplace masonry is diverted away towards an existing gutter and downspout.
